Double Closing—The Quick Facts

The investor contracts to buy property.  While the property is under contract the investor finds a buyer and contracts to sell the property.  At closing, the seller signs the deed to the investor which is then deposited in escrow.  The investor then deed the property to the buyer which is also placed in escrow.

The transaction is complete when the buyer's funds clear.  The original sellers are paid and the end buyer gets the dead.  The investor earns (or loses) the difference between the selling prices.
