You want to get started in real estate, but you
don't know how to find the good deals. One way
is to contact me. Of
course, I know you're not investing your time in
reading this to be told to contact me,
so here are some options of what you can do on your
own. Information on researching foreclosures and
pre-foreclosures can be found here.
There are, however, ways to get homeowners to contact
you.
First of all, you can put up signs.
They do work. I had my normal real estate signs
waiting on the floor of the sign shop for me to pick
up. Another customer saw the sign and called.
Here's an extra twist. Buy the blank sign
stock and hand write your message. Not only in
the blank stock cheaper, but the handwritten message
is actually a drawing point--as long as people can
read your writing.
Place an ad in the real estate wanted section of
the newspaper. If you can afford it, place the
same ad in both the major newspaper and in the smaller
local papers, and keep track of what generates the
most calls. The local papers will cost less, but
you want to spend your money where it brings the most
results.
Tell people what you're doing. Talk to
friends, business associates, acquaintances, real
estate agents, and other investors. You won't
get the referral business unless people know you are
ready to invest in real estate.
Send postcards. With direct mail you can
cover every homeowner in your area, or you can define
your target audience to better match the kind of
properties you're looking for.
Still not what you were looking for? Most of
these methods cost money without the guarantee of
results. That brings me back to my first
point. You're looking for a good deal. See
